Foggy or Broken Window Glass Replacement in Southern Maine

Fog or moisture trapped between the panes of a window means the seal on the insulated glass unit has failed. In most cases you don't need a new window. Beach Glass & Window Company replaces fogged and broken insulated glass in existing windows, patio doors and sidelites across York and Cumberland counties, from Gray to York. We replace the glass unit, not the sash or the frame. Our workshop is at 371 Clarks Mills Road in Dayton, and you'll talk directly with Chris or David.

What "insulated glass" is, and why it fogs

Insulated glass, often called "dual-pane" or "thermal-pane," is two panes of glass sealed together with a space between them. Almost all exterior windows and glass doors made since about 1980 use it. When the seal around the edge fails, moist air gets into that space and you see fog, haze or streaks between the panes that you can't wipe off. This is called seal failure, and it's the most common problem we see with insulated glass. A unit with a failed seal can also lose some of its insulating value.

Why you can't fix just one pane

People often ask if we can replace only the broken pane when the other one is still intact. The answer is no. An insulated unit is one sealed, airtight piece, so when it fails or breaks, the whole unit is replaced. The good news is that the window around it can usually stay.

What we replace

  • Fogged insulated glass units with failed seals.
  • Broken or cracked insulated glass in windows, patio doors and sidelites.
  • All types, sizes and shapes, including odd shapes and custom units.
  • Single-pane window glass and basement window repairs.
  • Commercial glass repair for broken or damaged glass on a shop or building. We're not a storefront contractor, but we'll look at jobs case by case.

If the frame or sash itself is rotted or failing, we'll tell you on the walkthrough instead of putting new glass in a bad frame. We also sell and install new-construction and replacement windows and storm doors from a number of brands, so you have an option either way.

How it works

  1. Look and measure. We check the window, confirm it's the glass and not the frame, and measure the unit.
  2. Quote. You get a free, itemized quote.
  3. Order. The new unit is built to your measurements. Typical lead time is 3–5 weeks.
  4. Install. We remove the old unit, set the new one and clean up. Or, if it's easier, bring the sash or door panel to our Dayton shop and we'll do the replacement there.

Towns we serve

We replace window glass in every town we cover, including Saco, Biddeford, Old Orchard Beach, Buxton, Hollis, Lyman & Waterboro, Kennebunk, Scarborough, Portland, South Portland and Standish & Windham, plus Dayton.

Window Glass FAQ

Can you replace foggy double-pane glass without replacing the whole window? In most cases, yes. When the seal fails, the insulated glass unit (the two panes) is what has to come out, not the sash or the frame. If the frame itself is shot, we'll tell you on the walkthrough.

Can you replace just the broken pane? No. An insulated unit is a sealed, airtight piece, so the full unit is replaced, even if only one pane is broken.

Can I bring my window to your shop? Yes. You can bring the sash or panel to our shop at 371 Clarks Mills Road in Dayton, and we'll replace the glass there. Call ahead at (207) 934-4393 so we can measure and order the new unit.

Do you do commercial glass? We do commercial glass repair, meaning broken or damaged glass on a shop or building. We're not a storefront contractor, but we'll look at things job to job. Call (207) 934-4393.
